What the data actually says

The Nova Scotia Association of REALTORS® released September's provincial numbers this week. Sales were down 6.4% compared to last September, while active listings jumped 13.4%. Inventory is sitting at 6.1 months. Translation: buyers have real choice right now — more homes to compare yours against.

Nationally, the picture rhymes. CREA's August stats show a 49.1% sales-to-new-listings ratio, which is textbook balanced territory, and the national MLS® Home Price Index was flat month over month. No crash. But also no bidding-war frenzy to bail out an aggressive asking price.

Here's the part sellers should pay attention to: prices held anyway. Nova Scotia's average sale price ticked up 1.2% to $463,312, and the national average is up 0.6% year over year. The market isn't punishing sellers — it's punishing overpriced sellers.

The two groups every fall market creates

In a market like this, listings split into two groups fast. Group one launches at market value, gets serious showings in the first two weeks, and sells close to ask. Group two launches 5–8% above where the comparables say they should, sits while buyers scroll past to the fairly-priced options, and ends up taking a price reduction 30 days later — usually landing below where group one sold.

The irony: the "ambitious" price almost always nets less than the honest one. Days on market are a signal buyers read loud and clear, and in a 6.1-month-inventory market, they can afford to wait you out.

The fall play: price ahead of the news, not after it

With the Bank of Canada holding at 2.25% and fall buyers actively shopping, the winning move is launching at a price the comparables support on day one — not testing the ceiling and chasing the market down. A sharp launch price in October beats a reduction in November every time. You want to be the listing buyers compare everything else to, not the one they watch get cheaper.
